SALES
The
sales file below contains records of all Tewksbury sales for the
calendar year 2004. These sales are the basis for the Fiscal year
2006 assessments.
The
file consists of 10 fields:
Property Address –
the table is sorted by this field
Map/Block/Lot – assessors map reference and key field for
the assessors’ database
Style – short description of the property type
/
Q/U – indicates whether the sale was Qualified or
Unqualified
Sale
Date
B/P – book/page reference numbers for locating the deed at
the North Middlesex Registry
Sale Price
Assessment – FY2005 assessed value
Before
a sales analysis is done, each sale must be categorized as either
“qualified” or “unqualified.” A “qualified” sale is an
arms-length sale that can be used for establishing value of other
properties. A sale may be “unqualified” for several reasons,
among which are:

The
buyer and seller are related
·
The
buyer and seller are business partners
·
The
sale is a result of a court order, a divorce settlement for example
·
The
property had a substantial physical change after the sale date
Establishing
whether a sale is qualified or unqualified may require an inspection
of the property and an interview with the buyer or seller or broker.
Only “qualified” sales are used for sales analysis.
A
file of more recent sales is maintained at the Assessors’ Office.
